The jobs that sit on the list for months
Every house has a list. Maybe it’s on the fridge, maybe it’s in your head. A cabinet door that won’t close all the way. Caulk around the tub that’s gone grey and is peeling at the corner. A cold draft under the back door every January. None of it is a big deal on its own, which is exactly why it never gets done.
That’s most of what we do. General repairs and maintenance aren’t glamorous, but they’re how you keep small problems from turning into expensive ones. Old caulking lets water behind your tub surround. Cracked grout does the same on a shower floor. A gap under an exterior door costs you on your gas bill all winter.
What’s included
- Caulking and sealing: tubs, showers, sinks, countertops, backsplashes, baseboards, window and door trim, inside and out.
- Grout repairs: raking out cracked or crumbling grout, regrouting small areas and sealing it afterwards.
- Weatherproofing: weatherstripping, door sweeps, threshold adjustments and sealing gaps where cold air gets in.
- Touch-ups: patching nail holes and scuffs, touching up paint on walls, trim and doors.
- Loose and wobbly things: railings, towel bars, cabinet hinges, shelf brackets, closet rods.
- Squeaks and sticks: squeaky hinges, sticking drawers, bifold doors that jump the track.
- Move-in and move-out fixes: getting a place ready to list, rent or hand back to a landlord.
Why bundling jobs makes sense
Most of the cost of a small repair is getting someone to your door. Once we’re there with the van and tools, adding a second or third job barely moves the price. So before you book, walk around the house for ten minutes. Open the closets, run the bathroom fan, look at the caulk lines. Write down everything. One visit that clears eight items is a much better deal than eight separate calls.
Tip: take a photo of each item and text them all at once to 780-566-1352. A list of photos gets you a far more accurate quote than “a few small things.”
Caulking in an Edmonton house
Our winters are dry and our summers can be humid, so houses here move a lot over a year. Caulk that was fine in June can split by February. When we re-caulk, we cut out the old bead completely, clean and dry the joint, and use the right product for the spot: mould-resistant silicone in wet areas, paintable caulk on trim, and exterior-grade sealant outside. Smearing new caulk over old is the most common shortcut we see, and it never lasts.
What we’ll point you elsewhere for
If a repair turns out to be bigger than it looked (rot behind a tub surround, a leak inside a wall, a cracked foundation) we’ll stop, show you, and tell you who you actually need. We’d rather lose the job than patch over something that’s going to cost you more later.
